  • Notice of Assessment (NOA) of the principals (current)
  • Year-end Financial Statements of company on the offer
  • Interim Statements (Balance Sheet & Income Statement) if the year-end was more than 6 months ago
  • Rent roll
  • Property tax bill of the building
  • Receipts of major building expenses (if available) for previous year
  • Leases (if available) for the building
  • Appraisal and environmental assessment phase one
  • Current digital pictures of exterior of the building

Commercial Building Refinance

  • All of the above items indicated in “Commercial Purchase”
  • Current Mortgage Statement
  • Property deed

Line of Credit and Loans

  • Signed LOC Application
  • Income verification, Job Letter, Pay-stub, Notice of Assessment (NOA) – two years
  • If self-employed: business bank statement, GST/HST registration, Business License
  • Financial statements of the company
